Closed March 29, 2023. The sellers faced mortgage delinquency and obligations approaching the dated home’s retail value. The existing mortgage remained in place, the sellers received some relocation cash, and their agreed stay continued through March 31.
Purchased May 31, 2023. A seller relocating to Tennessee had run out of renovation funds. A short-term existing-financing purchase allowed the buyer to complete the unfinished work before a later retail resale.
Purchased July 8, 2024. The owner faced mortgage pressure after health difficulties but still had substantial equity. An outright cash purchase satisfied required obligations through closing; the buyer later renovated and resold.

When equity is limited
A home can have value while leaving little room for a discounted sale after mortgages, liens and other obligations. Van Eck and Lambert used existing financing, but that is not an automatic solution for every seller. Keeping a mortgage in place does not itself release the original borrower from the loan. Mortgage delinquency and foreclosure pressure
House For Cash does not promise to stop foreclosure. A completed sale may resolve a pending foreclosure if it closes in time and the required payoff, liens and closing obligations are satisfied. Insufficient proceeds may require lender approval, such as a short sale. Taking a property subject-to a delinquent mortgage does not itself cure the default or stop foreclosure.
