The reason for the move matters

Retirement or a smaller household may make a long-time home less practical. A job move can create decisions about selling before leaving or managing the property from another state. Moving closer to family can bring a preferred timetable, while a rented property adds lease and tenant considerations.

Condition is another separate question. Some owners want to avoid updating a functional house; others have a specific repair to address before a move.

4412 Evergreen Dr, Woodbridge, Virginia

A retiring seller wanted to leave his older, generally good-condition home without renovations or traditional showings. He accepted a cash as-is purchase in February 2019, with several additional days to finish moving after closing. That arrangement was specific to this sale.

12701 Weiss St, Rockville, Maryland

After almost 30 years in the house, the retiring owner no longer needed its size. The dated but functional home sold as-is in January 2019, avoiding updates before his move.

3585 Conway Gardens Road, Orlando, Florida

A move to Texas for the seller’s spouse’s work involved a newer home with high remaining financing. Payments were current. The June 2024 transaction used existing financing, illustrating a different situation from a repair-driven sale.

9570 SE 170th St, Summerfield, Florida

The seller was moving north to family. The mobile home with land needed septic work after tree damage to the septic box, and it sold as-is. The seller needed approximately three weeks; that was a requested timetable, not a verified three-week closing.

2405 Howell Avenue, Mobile, Alabama

The owner had already relocated for work and become a long-distance landlord. Limited equity and a tenant in place affected the sale. House For Cash purchased in July 2024 with the tenant and existing financing remaining.

Compare the sale with the move

Discuss your preferred moving date, preparation you can manage and whether you expect to remain in the property until closing. If a tenant is there, include that in the initial conversation. Any additional occupancy or moving time must be part of the actual agreement, rather than assumed from another seller’s example.
