7403 Ashley Shores Circle, Lake Worth: Mortgage Reinstatement and an As-Is Sale
Lake Worth, Florida · Purchased August 30, 2024
At 7403 Ashley Shores Circle, the seller was approximately six months behind on the mortgage but still had some equity. The seller wanted to move promptly for family reasons, and the cash offers received from other buyers were too low to meet the seller’s needs.

The seller’s situation
The overdue mortgage payments and the amount the seller needed from the sale made an ordinary discounted cash offer difficult. This was a case involving mortgage delinquency and remaining equity, rather than a property with no equity at all.
Purchase using existing financing
House For Cash purchased the property on August 30, 2024, using a short-term existing-financing arrangement. The seller received cash, and the mortgage delinquency was reinstated.
Those were distinct parts of the transaction: taking title with an existing mortgage in place did not itself cure the default. The reinstatement addressed the delinquent mortgage payments. The title transfer should not be read as an automatic release of the original borrower.
Original condition and later renovation
The property was purchased as-is, then renovated and later resold. These original and later photos document different stages of the property.

What this example shows
A seller may be behind on payments and still have equity to consider. Here, the purchase structure, the mortgage reinstatement and the seller’s cash proceeds each mattered. The result reflects this property’s circumstances; it is not a promise of the same terms or outcome for every seller.
