Considering Selling Your Orlando House While Facing Foreclosure?

A completed sale may resolve a pending foreclosure only if it closes in time and satisfies the required mortgage payoff, liens and closing obligations. Lender approval such as a short sale may be needed when proceeds are insufficient. Requesting an offer, signing a contract or transferring ownership does not itself stop foreclosure.

Florida mortgage-pressure examples

These examples are from Jacksonville and Mims, rather than Orlando. They illustrate different mortgage-pressure situations and do not establish a particular outcome for an Orlando seller.

Mortgage delinquency and repairs

After job loss, the seller was about seven months behind. The as-is transfer used existing financing, with reinstatement handled separately. Taking title subject to financing did not itself cure the default or release the original borrower.

What matters in this situation

A completed sale may resolve a pending foreclosure only if it closes in time and satisfies the required mortgage payoff, liens and closing obligations. Your next steps

1. Share the situation

Tell us about the property, timing and what you want to accomplish.

2. Review written options

We review the condition, obligations and local market, then explain any purchase proposal that may fit.

3. Decide whether to proceed

Compare the terms and responsibilities. You are not obligated to sell; any closing follows the written agreement and its conditions.

Serving Orlando and nearby communities

We work with homeowners throughout the Orlando metro area and Central Florida, including Winter Park, Altamonte Springs, Sanford, Oviedo, Lake Nona, Ocoee, Clermont, Horizon West, Winter Garden, Windermere, Kissimmee, St. Cloud, Apopka, and surrounding Central Florida communities. Tell us where the property is located and whether a foreclosure sale date has been scheduled.

What we need to evaluate a possible purchase

We begin with the property’s location, condition, and your preferred timing. If foreclosure is pending, let us know the case status and any known sale date. The closing company will need current payoff and title information to determine what must be satisfied at closing.

An as-is purchase can reduce the need for repairs and showings. It does not remove title issues, required lender approvals, or court deadlines. We will discuss a proposed timeline; the ability to close depends on the property, legal status, required approvals, and the time available.

What if there is little or no equity?

If the proceeds will not cover the required obligations, a standard sale may not be feasible. Lender approval, such as a short sale, may be needed. Approval and forgiveness of any remaining debt are not automatic and should be confirmed in writing.

Taking over payments or purchasing subject-to a delinquent mortgage does not itself cure the default or stop foreclosure. Have a qualified attorney review any proposed arrangement before relying on it.

How the review works

  1. Tell us about the property and any known deadline using the existing form or by calling (407) 214-0772.
  2. Review a written, no-obligation offer if the property fits our buying criteria. Compare the price, costs, and estimated net proceeds with your other options.
  3. If you choose to proceed, work with the closing company and the appropriate professionals to determine whether the transaction can close within the applicable deadline.

You are free to decline an offer. A signed purchase agreement alone does not stop foreclosure.

Homeowner experiences

Individual experiences do not guarantee the outcome of another transaction. Whether a sale can resolve a pending foreclosure depends on the deadline, payoff, liens, title, and required approvals.

“House For Cash was there for me when I needed a way out. Facing foreclosure was overwhelming, but they made the process easy and stress-free. I was able to sell my house quickly and move forward.”

Other options to discuss

If you want to keep the property, ask your servicer about assistance that may be available for your loan, such as reinstatement, a repayment plan, forbearance, or a modification. A short sale or deed in lieu may require lender approval and does not automatically forgive every remaining obligation.

A HUD-approved housing counselor can help you discuss options. A qualified Florida attorney can advise you about your case, court deadlines, bankruptcy questions, or a sale that has already occurred.
