After job loss, the seller was about seven months behind. The as-is transfer used existing financing, with reinstatement handled separately. Taking title subject to financing did not itself cure the default or release the original borrower.

A short sale requires lender approval. Confirm in writing whether any remaining balance will be forgiven. Requesting an offer, signing a contract, or applying for assistance does not itself pause the foreclosure.
Taking over or purchasing subject-to a delinquent mortgage does not itself cure default or stop foreclosure. Selling also does not guarantee that prior credit damage will be erased.
